Off Topic: but good news indirectly

We finally sold our second home yesterday.  Closed on it, and made a modest profit.  For the past 8 years we have had the burden of 2 mortgages.  Had tried renting the other house out, on and off, but all  that created was expensive damage.  I  hated being a landlord.

Then when my wife was out of work those months with her spine surgery, don't know how we made it, because she got no pay (WC never made good on her wages) and all I have is SSD.  Plus we had utility bills on 2 houses.

Felt blessed, as house was on market less than 5 months and the buyer was a cash buyer, so it meant no appraisal, no inspection, no termite letter, no financing, etc.

Feel such a financial burden has been lifted, as that alone eliminates over 1,000 a month coming out of our limited income.  Feel like it was almost a miracle.  From the date of the sales contract to the closing was only 15 days, and no snags appeared.

Just wanted to share a small piece of good news for a change.

Apparently, the buyer just received a good sized medical settlement, thus the cash deal, don't know what her circumstances were, but the checked cleared. lol.

First good break we have had in a good while, so it still hasn't really sunk in. Been a burden over my head the past few years, especially when my wife was out of work as well.

While real estate in my area is picking up speed with an improving economy, to run across a cash buyer is still a rare thing. Save months of waiting and anxiety, hoping that a person's credit would be good enough. Were spared all that. I feel so relieved, because our primary home (only home we have now), has a low payment and balance. I bought this house 8 years ago in foreclosure (before it became a trendy thing), and a banker owed me a huge favor at the time, so I got instant financing at a real low rate.

My next goal, when one of my other pending settlements ever happen, is to pay off this house, that way, when my cancer finally takes me out, that I will be leaving my wife in good financial shape.

Unfortunately, when you have had multiple serious cancers like I have had (4 of them), its all but impossible to have any meaningful life insurance. So I need my wife to be as debt free as possible, to give me any peace of mind.

I am lucky that I am married to someone that hates credit and debt, and even though she has a lot of credit cards, she rarely ever uses them, and goes nuts until they are paid off quickly.

David, I'm certain that was a HUGE relief for you. I can so totally relate about wanting things to be alright for your wife.

I am lucky that my Mother took out a life insurance policy on me when I was 17. It's not a lot but it will pay for my funeral expenses and leave some over for hubby or our daughter if he's already gone.

I can't get life insurance at all, and with the new health care laws I'm not 100% certain all get everything I need, being a chronically I'll person with a poor outlook.

My hubby will be able to work, but he's worried if he goes before me, I can't work I'm on disability. So he's made sure I'll be alright if something happens to him. Of course, our daughter has already stated that IF I'm unable to live on my own, I'll have to stay with her, wherever she may be.

I think it's great that you finally got a break and a buyer paying in cash even bigger prayer answered. Hang in there David, you're a great hubby thinking about your wife.
