TMo, having a home can be costly at times. If your roof has damage due to storms or wind, you can file a claim on your homeowners insurance to help with the roof cost. If you make the repairs you have mentioned, why sell it. You will have everything taken care of, your home is an investment.
Renting is expensive & you are giving someone else your hard earned money. My daughter & her husband rented for 5 years from a man. He jacked up the rent every year when it was time to renew their lease. They just bought a home & moved into it a couple of weeks ago. Buying the house was cheaper than their rent.
If you sell, then rent & then decide to buy again, keep in mind real estate goes up it rarely comes down. Depending on what you can afford, you could end up with a home that needs repairs. Then you may find keeping your home would have been a better idea.
Take on your repairs one at a time. Get multiple estimates on the gutters. If you have a Home Depot close by, they have independent contractors that can install the gutters. Good luck.
Thank you for your post. I just rather not deal with maintenance and all that stuff. A lot of the stuff I have fixed in my house, I won't see that money back. The only exception would something major like a new roof.
Even though rent is a bit more expensive, if something breaks then I won't be responsible for fixing it. Also stuff like taxes and insurance go up to. I Guess there is no free lunch.
Plus I don't know IF I want to stay in this area long term so I don't wanna be tied down forever
