A friendly hello and update

Hello everyone. I hope everybody is doing well all things considered. Tomorrow is oncology day. It was suppose to be 2 weeks ago. I forgot and triple booked my schedule. I will post PSA results when I get them.
It has been an eventful summer in spite of a Covid 19 pandemic. I walked one daughter down the aisle and the other got engaged. My son left port for deployment somewhere under the waves and Mandy and I sold our home. It’s not official yet. The inspection is taking place today. I don’t foresee many issues but what do I know. I honestly never thought we would move again but Mandy got a new job and her current commute is a little over an hour 1 way. We found a new home and made an offer. If all goes well we will be moving by mid October. Crazy
The new home has a lot more room and property. We will be going from a quarter acre lot to a six acre parcel on a creek. Right now it is just a house though. It needs us to make it our own.
I think I am a little happy and a little sad. Our current home has so many memories of the last 12 years. When we bought it, it was just a house as well. We poured a ton of love and sweat equity into it and now it is a really beautiful home.
Oh well... here’s to the next chapter. That’s pretty much it. Todd

Hope escrow is smooth for you and Mandy. You have had quite a summer! More milestones !! We are also thinking of selling our home of 13 years, but need to downsize from 12 acres to less than one. Recently retied so I can not afford our current Mortgage. 81GyGuy said it all with the one door sentiment.

I woke up angry this morning. We received the inspection report on our home and they buyers list of repairs they want us to do. The inspector told the buyers that the entire roof needed to be replaced. He said there were 3 layers of roofing on the home. He said the home needed to be reworked to code. He said the gutters needed to be replaced. There was a long list of things wrong with home according to him but the buyers want the afore mentioned items plus the skylight looked at and a gfci outlet installed in the basement and the crawl space junction boxes covered.
What I am angry about is that 8 years ago on the back of the house we did a complete tear off of the roof. There is only one layer of roofing. It is a 40 year architectural shingle asphalt roof and is only 8 years old. I acknowledge the front roof and gutters and downspouts should be replaced. We planned on doing that if we kept the home. But everything else is in great shape. What I am most angry about is that they want a roofing company to do the work. I was in the trades for my whole life and know what I am doing and can do the job in a day for 1/10 the cost. The electrical was inspected 2 years ago when we updated it and passed inspection.
I was so worked up I forgot about my PSA draw yesterday. I woke up and there was the results. Undetectable!

Great to hear about another undetectable PSA. Home selling lines right up behind waiting on PSA results on the stress meter.

Inspection side note - My Dad sold a hobby farm house some years ago and ran into the roof issue as part of the inspection which he kind of expected. However, the plot thickened as the bank made it a condition of the loan to the seller prior to closing. My Dad was perfectly willing to put $10K in escrow for the spring since it was then October in the north country but the bank said it had to be replaced first. Well, finding a roofing contractor at the end of the season is almost impossible and he finally found someone 60 miles away to do the work in November during hunting season.

He was pretty much ready to cancel the deal at first since he owned it outright but farm house sales were slow (came with 45 acres and barn) and he finally got it done for closing. Hope your situation works out well.

Thank you for the advice. I haven’t sold a home since 1988. I lost one once since then but that was pretty much due to my poor life choices at the time. It looks as though it will play out exactly how you said it would. We are in the process of securing bids for the work that needs done and hoping to keep things under $8k. This is a process I am not familiar with but as long as it all works out I will not have to do this again.

Glad you are doing well. Sorry to hear about the hassles of selling your house, but your posts are helpful. I'm about to sell my mother's house after a summer of removing funky wiring, etc. and then an intense two months with my wife of plaster repair, painting, carpentry repairs.etc. in the course of which I've found a couple of odd bits of plumbing and wiring that might have passed muster 50 or 60 years ago, but probably not now. The broker's photographer comes next week and the listing will be posted a week from Monday. The good news is it's a hot seller's market. The thing I worry about is a buyer's (or more likely their bank's) inspector nit-picking about minor issues in a now otherwise move-in-ready house - things I could fix but am not licensed to fix. I'm willing to negotiate within reason, but on the other hand if there is a less fussy buyer, that buyer would be my first choice. Hoping I can trust my broker and lawyer to give me cover.

Leah77 thank you and others for all the advice. We were able to reach a compromise. We agreed to lower the price of the home to reflect needed repairs based on bids from roofers and the gutter guy. We are pushing forward and hope to sign final docs on the home we are selling and the home we are purchasing on the same day. If all goes as planned we should be rolling into our new driveway on Oct. 18. Fingers crossed people. My tractor will be delivered on the 19th. We started packing. I still can’t believe all the crap we collected.
Last night we were going through the basement and created 3 piles. That which we are taking, that which we are selling, and that which is headed to the dump. My take on how we separate the 3 piles is that if it does not bring me joy then it needs to go. Anybody need any movies on VHS?
